20 Mass Earns Washington Business Journal’s Best Renovation Award

Washington Business Journal names the adaptive reuse project turning an office building into a contemporary social and cultural hub as 2023’s best renovation.

20 Massachusetts Avenue NW, a LEO A DALY-designed mixed-use development in Washington, D.C., has been named the best renovation of 2023 by Washington Business Journal.

The former federal office building was reimagined to be a 427,000-SF mixed-use development including class A office space, a luxury hotel – the Royal Sonesta Capitol Hill at 20 Mass – ample amenities and retail. Located four blocks from the U.S. Capitol and directly adjacent to regional transit hub Union Station, the adaptive reuse re-stitched the existing building into an evolving urban context and created a vital new social and cultural hub for the neighborhood. LEO A DALY designed the mixed-use structure for developer The RMR Group.

“The $200 million transformation showcases eco-friendly design elements such as a green roof, high-performance glazing, and systems that reduce energy and water consumption. The project pioneered the use of prefabricated modular bathroom technology in D.C., streamlining construction and minimizing waste. Its roof reduces water consumption by 20%. A 10-story atrium was cut into the core of the building to add an abundance of natural light and vibrancy to the hotel,” the business journal wrote.

It continued: “On track for LEED Gold and WELL Silver certification, 20 Mass stands as an example of sustainable urban renewal that demonstrates how revitalization of aging structures can promote environmental consciousness and create vibrant community spaces.”

The award is the latest of many for 20 Mass. It was awarded “Best Renovation” in 2023 by NAIOP’s DC/Maryland chapter. And the hotel, the Royal Sonesta at 20 Mass, is on the shortlist for the 2024 International Hotel & Property Awards.
